How Much?  How Much!

How much do you charge to appraise a house?

Good question!  But, the answer of course depends on the house!   The simplest house to appraise is of course the tract house down the street from my own house.  A semi-custom home takes a bit longer, as does a ranchette or a home on a golf course fairway.   Large estate, construction, manufactured and custom properties are quoted per job, as are forensic and rehab appraisal projects.

My fees reflect the amount of time I will spend providing you a quality appraisal report.  Feedback from my lender clients tell me I have the lowest occurrence of those nasty “condition letters” in the industry, and that remains my goal!  I provide work that meets or exceeds the current Uniform Standards of Professional Appraisal Practice (USPAP.)

UAD reports are delivered as XML + PDF files to your server for via secure email from my system.

Scope:  Conventional FNMA / FHA / VA with 1004, 1004MC, USPAP compliant

Tract House:  prices start at $475

Golf Course, Semi-Custom and Ranchette:  prices start at $675

Multi-Family 2-4:  prices start at $775

Rent Survey and Expense Report 1007 & 216:  add-on prices start at $300 

 

Non-Residential Appraisal Fees

Fees for non-residential projects such as land, commercial and industrial are quoted by project.

Phased appraisal projects

In a hurry?  Yes our clients sometimes put things off to the last minute and we are here to help.  I can provide fully certified appraised values in a short restricted report format, and follow this at a later date with a full written report in self contained or summary format.

Often this can provide a great solution for estate and tax work where fiscal and court dates loom near!
